With this process we bids out or estimates all the different sub contractor’s fees and gives a reasonable allowance for the different finish materials, appliances, light fixtures etc. Once construction starts, the builder marks up all the labor and material invoices by a set percentage. A good aspect of this arrangement is find the best price in the market per trade and allow the home owner to have a better control of the budget; also everything in the process is open books. The benefit is this Is that there are no upgrades or change orders. What you pick is what you pay for, nothing more. When you’re shopping for selections with our vendors, and you ask how much It costs, they tell you right then and you will have open books from start to finish. We will explain the process going forward and at the end of the meeting, we will simply ask if you would like to set up a follow up meeting.
